Akersveien 18-20: New life in old buildings
Bonum's most unique residential project to date is idyllically located at the corner of Vår Frelsers gravlund and will be a very special place to live.

Bonum's most unique residential project to date is idyllically located at the corner of Vår Frelsers gravlund and will be a very special place to live
– Of all our residential projects, this is probably the most special, says Kristin Hygen at Bonum.
– The entire area is designated for preservation, so all exteriors of existing buildings will be preserved.
For Akersveien 18-20, this means that the three buildings that stand here today, the Gude building, which is a small brick house from 1859, a three-storey apartment building that was originally a two-storey outbuilding (built in the 1830s) but was extended to three storeys in 1883, and the small stable building in the backyard, will all be rehabilitated by Bonum.
– This is an exciting project in an incredibly pleasant area, which consists of old apartment buildings and wooden house construction. Bonum hopes to give the whole area a boost with this project, by rehabilitating the old buildings and constructing new ones that fit into the residential environment, says Hygen.

'With Akersveien 18-20, I think Bonum is helping to develop and challenge the industry and is setting a new standard that others should strive for'
The process has been time-consuming. The first meeting between Byantikvaren and Bonum was held in December 2016, and since then the collaboration has been close and good. Many details and pieces must align when buildings have preservation value. Now everything is finally ready, and construction work is scheduled to begin in the new year of 2019.
– This is what we can call city repair. Here, permission has been granted to build new homes in an area that is zoned for preservation. The first time I went to look at the site and the buildings, I saw that this has the potential to become a truly special project with a good mix of homes, says Daniel Bjørn, partner and estate agent at Sem & Johnsen.
In total, Bonum is building 16 homes on the site. The oldest buildings on the site, the old stable building and the Gude building, will be converted into a small detached house and four flats respectively. The key words here will be wrought iron, exposed brick and specially adapted solutions to get the most out of the old buildings. They will be preserved in a good way and function as modern and efficient homes. This will also be reflected in the design and choice of interior by Bonum's own interior architect. The image above shows the living room in the stable building.
– We very much like working with developers who are willing to incorporate qualities that exceed what is expected in residential projects. Many of the residential projects built in the past ten years are confusingly similar. With Akersveien 18-20, I think Bonum is helping to develop and challenge the industry and is setting a new standard that others should strive for, says Bjørn.
The existing white apartment building will get an architect-designed extension and be thoroughly modernised. The building will contain nine flats, including a penthouse with approximately 60 square metres of private terrace. All the flats span both new and old construction. This approach will create unique flats that stand out. The contrasts are also emphasised in the interior.

On the southern part of the site, where Akersveien and Dops gate meet, a new building will be constructed. Here Bonum, together with the architect, has chosen modern timber cladding that contrasts with the other buildings on the site, but also to integrate the building well into the area, which consists of older wooden house construction. The new building will be a vertically divided semi-detached house, or townhouse, with modern qualities.
The very central but quiet location will be spot on for those who like to be within easy reach of everything Oslo has to offer, yet still want a peaceful residential environment.
Sales launch for Akersveien 18-20 is Monday 15 October. The project is expected to be completed in summer 2020.
