Bonum Prosjekt has requested a preliminary planning conference with the Planning and Building Services Agency (PBE) for Kirkeveien 172 in Oslo. The property is located close to both Ullevål sykehus and Lovisenberg diakonale sykehus.
The property has a site area of approximately 1,530 sq m and is currently used as a petrol station and car service centre.
"The owner wishes to facilitate continued commercial activity on the property, possibly through upgrading and expansion of the building stock," the submission to PBE states.
The property is owned by Daimyo Eiendom through Blue Property AS. The built area is approximately 228 sq m, which corresponds to a development ratio of 15 per cent. The desired purpose is commercial, office, outward-facing business and charging station.
A building mass of three storeys with a recessed fourth storey is outlined, with a footprint of approximately 900 sq m. The total usable area amounts to approximately 3,400 sq m.
Access to the property is planned from Kierschows gate, in accordance with current zoning. The solution for goods delivery and parking is proposed to be located in the basement.
"The outdoor areas shall be developed with a wide pavement and a forecourt facing Kirkeveien/Kierschows gate. The existing row of trees around the property will be supplemented with new planting," the report states.
The property is zoned as a building area for a petrol station in a zoning plan adopted in September 1987. In the municipal plan's area section, the property is included in development area U5, which is designated for buildings and facilities (future institutional development areas).
