Bonum has started the process of rezoning several adjacent properties along Ekebergåsen and Ryenbergveien for a residential project of just over 10,000 m2.
'We want to continue the area development that already characterises Ryenbergveien, by building four apartment buildings of different sizes and heights with a total of approximately 100 residential units. Emphasis has been placed on a good mix of apartments with 2, 3 and 4 rooms', says Richard Zagar, project manager at Bonum.
The plot is centrally located between the development areas Ryen and Kværnerbyen, and slopes down towards Oslo city centre. Dual-aspect apartments will provide good daylight conditions and spectacular views. The building volumes are terraced towards the view in the west, and stepped down in scale towards surrounding buildings.
A landscape concept
Bonum wishes to place two larger building volumes facing Ryenbergveien, and two smaller volumes higher up in the terrain to the south. This creates outdoor areas sheltered from noise with good and varied outdoor spaces.
'After a longer planning phase, we are fortunate to have skilled architects from A-lab on board, who have worked hard to adapt the project to the local area', says Ruben Wilhelmsen, head of marketing at Bonum.
The plot is located between several larger green corridors which, due to large terrain differences, are not accessible as recreational areas today. Bonum and A-lab have therefore created a landscape concept that incorporates the area's existing green corridors by connecting them with a physical link through the development that will be publicly accessible for walkers and residents in the area. The outdoor spaces form a green valley where nature-based surface water management is utilised in a continuous system of terraced planting and rain beds. The aim is to make the water an aesthetic element, inviting play, wellbeing and prosperity.
