Bonum Utvikling, together with partners, will construct a residential building at Grønlandsleiret 55, consisting of approximately 30 flats across nine storeys with balconies and sea views from the penthouses. The plot is around 860 square metres and zoned for residential use.
Bonum will demolish an old office building and construct a residential building with high-quality urban flats. The area is in full development and Bonum is very grateful for the transformation taking place in the entire district, and what the other developers are doing for Bjørvika. This is going to be a new and exciting part of the city, notes Kjell Kristian Olstad, investment director at Bonum Utvikling.
At Schweigaards gate 40, 42 and 46, ROM Eiendom is developing 62 flats in two building structures distributed across 6-8 storeys. At street level, commercial premises with outward-facing businesses are planned, as well as a large green area.
These flats were sold in approximately one week, and Bonum has similar expectations for our project. We hope for somewhat higher prices than ROM Eiendom has achieved for Hollenderkvartalet, he says.
Bonum is now working on the preliminary project to optimise the building, reduce costs and map the market's needs.
Bonum is working actively with architects, contractors, consultants and estate agents to find the best housing product. We are doing this before we submit an outline application, says Olstad.
Great faith in the project
Such a central and popular area is a sure thing. Not least that it lies within the municipality's development plan. Here there is political goodwill to create a good housing project. Bonum has already held a preliminary conference with the Planning and Building Agency, and they are very positive about the project. They liked our thinking and the idea, particularly that it is a project in an exciting development area. This is going to be fun to work on, says Olstad, adding that the outline application will be submitted in April.
At Grønlandsleiret 55, provision has also been made for outward-facing businesses, to create life towards street level and Botsparken. The project has an expected sales start in August, with construction start around the turn of the year.
This is a completely perfect project for Bonum, good size, with high demand and an exciting area in development, not least that Bonum is allowed to build housing within Ring 1, says Olstad.
Bonum Invest, an investment company owned by the employees in the Bonum system, is participating on the ownership side in the project together with other partners. Bonum is responsible for project implementation, and Bonum Utvikling for the management of the project company. Olstad does not wish to comment on who the investors are or what the plot was purchased for.
Bonum has many active processes underway. Among other things, we are working on projects at Rodeløkka, Majorstuen and two projects at St. Hanshaugen. More opportunities for development projects will come in collaboration with Bonum Utvikling, concludes Olstad.
